These terms apply to direct bookings for Casa Rei Azul. A booking is only confirmed when we issue written confirmation and receive the required payment. Any booking-specific details shown in your confirmation form part of the agreement.
1. Booking and payment
A deposit equal to 25% of the total accommodation price is required to secure a booking. The remaining balance must be received no later than 30 days before the check-in date. For bookings made within 30 days of arrival, the full amount is payable when the booking is confirmed.
Until payment is received, dates may remain available to other guests. Bank, card or currency-conversion charges are the guest’s responsibility. Failure to pay by the due date may be treated as cancellation by the guest.
2. Prices and cleaning fee
The confirmed price will state what is included. A €30 end-of-stay cleaning fee applies unless expressly included in the quoted total. Normal cleaning is covered; exceptional cleaning caused by misuse, smoking, excessive rubbish or unreasonable condition may be deducted from the security deposit or charged separately.
3. Cancellation by the guest
Cancellations made at least 14 full days before the scheduled check-in date receive a full refund of accommodation payments received. Cancellations made fewer than 14 days before check-in are non-refundable.
We recommend suitable travel insurance. A shortened stay, late arrival or early departure does not create an automatic right to a refund. Refunds will normally be returned by the original payment method, less any non-refundable payment-processing charges where legally permitted.
4. Cancellation or significant change by us
If circumstances within our control mean we cannot provide the property, we will offer a full refund of amounts paid or, where possible, mutually acceptable alternative dates. This is the limit of our liability for cancellation, except where applicable law provides otherwise.
5. Refundable security deposit
A refundable security deposit of €250 is required before check-in. It may be used for damage, breakages, missing items, lost keys, excessive cleaning, unauthorised guests, smoking, or other material breaches of these terms.
The balance will normally be returned within seven days after check-out, once the property has been inspected. If deductions are necessary, we will provide a reasonable explanation and supporting information. The guest remains liable for losses exceeding €250.
6. Guests and occupancy
The number of overnight guests must not exceed the number confirmed in the booking or the property’s maximum occupancy of six. Only registered guests may stay overnight. The lead guest must be at least 18 years old and is responsible for the conduct of everyone in the group.
The property may not be sublet, transferred or used for commercial activity, parties, events, photo shoots or gatherings without prior written agreement.
7. Check-in, check-out and access
Check-in and check-out arrangements will be provided before arrival. Guests must follow the agreed times unless an alternative has been approved in writing. Lost keys or access devices may be charged at replacement cost, including any necessary locksmith attendance.
8. Care of the property and house rules
Guests must take reasonable care of the house, furnishings and equipment; keep doors and windows secure when away; use appliances as instructed; and promptly report damage, defects or safety concerns.
No smoking or vaping is permitted inside. Pets are not permitted unless agreed in writing. Guests must respect neighbours, avoid excessive noise—particularly at night—and comply with applicable laws, condominium rules and any house information supplied before or during the stay.
9. Safety and rooftop terrace
Guests use stairs, balconies and the rooftop terrace responsibly and supervise children at all times. Furniture must not be moved close to parapets or used in an unsafe way. Candles, fireworks, portable cooking equipment and other open flames are not permitted unless specifically provided or approved.
10. Utilities, internet and interruptions
Reasonable use of utilities and Wi-Fi is included. We cannot guarantee uninterrupted internet, water, electricity or other services where interruption is outside our reasonable control, but we will take reasonable steps to assist and restore services.
11. Personal belongings and liability
Guests are responsible for their passports, money, vehicles and personal belongings. To the fullest extent permitted by law, Casa Rei Azul is not responsible for loss, theft, injury or damage arising from misuse of the property, failure to follow instructions, or events beyond our reasonable control. Nothing in these terms excludes liability that cannot legally be excluded.
12. Access during the stay
We will respect guests’ privacy. We or an authorised contractor may enter on reasonable notice for essential maintenance, inspection or agreed services, and without prior notice where there is an emergency or a serious concern for people or property.
13. Complaints
Please report any problem as soon as possible during the stay so we have a fair opportunity to resolve it. Contact [email protected]. Guests may also use Portugal’s official complaints-book process where applicable.
14. Force majeure
Neither party is liable for failure caused by events beyond reasonable control, such as natural disaster, fire, epidemic, government action, civil disturbance, transport disruption or prolonged utility failure. We will act reasonably and communicate available options.
15. Privacy, law and changes
Guest information is handled in accordance with our Privacy Policy. These terms are governed by Portuguese law, without limiting any mandatory consumer rights. If one provision is unenforceable, the remainder continues to apply. Changes are valid only when confirmed in writing.
